August 6, 2023

Karawang, August 6, 2023 – The progressive development of Parkland Podomoro Karawang, a masterpiece by Agung Podomoro, is ongoing. A concrete step taken is the construction of La Promenade, the most promising shophouse business and commercial area in Karawang, West Java. The presence of La Promenade will complement and strengthen the commercial sector in the rapidly developing Karawang region, supported by the infrastructure and connectivity developed by the Karawang Government.

Tedi Guswana, General Manager of Regional Marketing at Parkland Podomoro Karawang, stated that Karawang holds immense potential as a destination for business, commercial, and residential development. Positioned as The New Central Business District (CBD), La Promenade will bring a new dimension and value to the community, especially in the Karawang area. It offers an enticing prospect for investors planning to expand their businesses and choosing La Promenade as a promising and high-value business location.

"We are grateful to introduce La Promenade, the business and commercial area of Parkland Podomoro Karawang, which will soon become a landmark and a new economic hub in Karawang, West Java. With the increasing population growth in Karawang every year, the market potential will expand widely, boosting economic activities, especially in the commercial sector that provides goods and services, becoming the primary needs of the community," said Tedi during the launch event of La Promenade in Karawang, West Java (6/8).

Based on data from the Central Bureau of Statistics (BPS), the population of Karawang Regency reached 2.5 million people in 2022, with a population growth rate of 1.5 percent. On the other hand, Karawang's economic growth rate reached 6.31 percent, higher than the national average economic growth rate of 5.31 percent.

The combination of population growth and economic vitality in Karawang has created a high demand for property. Beyond the manufacturing sector, property development in Karawang has become one of the key sectors driving regional economic growth. "La Promenade will serve as a catalyst for economic growth in the Karawang region and nationally," explained Tedi.

Tedi also mentioned that the presence of La Promenade's commercial area opens up profitable business investment opportunities. With a large captive market of over 2,500 homes, this commercial area has the potential for a 20% annual capital gain with a 4% yield. Moreover, the upcoming operation of the Jakarta-Bandung high-speed train in the near future will support businesses in expanding their market in La Promenade and provide long-term investment value.

Ibah Djauhari, Marketing Manager of Parkland Podomoro Karawang, projected the business and commercial area as a space for the community to gather and socialize, complete with public spaces such as parks, plazas, and other areas that support social interaction.

In its development, La Promenade is designed with a European touch, as reflected in its name, which is derived from the French language, meaning "strolling." The European ambiance is intentionally incorporated into the shophouses, allowing every visitor to experience an atmosphere reminiscent of a European stroll.

La Promenade consists of 59 shop house units of various types, equipped with various advantages, including the availability of a green belt, the latest Agung Podomoro facade design, a wide road right-of-way (ROW) of 10-12 meters, and connectivity to pedestrian pathways. "All commercial areas can be accessed by walking comfortably, with a strategic location as the link between three primary access points in Karawang: the interchange road, access to Alun-alun Karawang, and access to the Grand Taruma residential area. This traffic will greatly benefit businesses and commercial activities in La Promenade," said Ibah.

Investor enthusiasm for the business and commercial area of Parkland Podomoro Karawang is exceptionally high, as evidenced by the sale of all units marketed in the first phase within one week. "Currently, we have opened 10 units for the second phase, with only a few units remaining. We see that business-minded investors are interested in establishing their businesses here, so we do not limit the types of tenants who want to join," said Ibah.

Ibah added that the development of this commercial area will continue in line with the overall development of the Parkland Podomoro Karawang project. The progress of commercial area development has been proceeding with infrastructure construction and is projected to be completed on time according to the plan. "We will continue to innovate to create a more convenient commercial area for residents and business investors in Parkland Podomoro Karawang," she concluded.
